A successful potential analysis
This potential analysis mandate was much more than a simple feasibility study. It was an ambitious challenge: converting commercial zoning into residential to bring to life a comprehensive project of over 1,300 units, spread across six phases.
Working with the city to go further
From the start, we understood that a zoning change was essential to maximize the site’s potential. Instead of seeing this as an obstacle, we worked hand in hand with the city, getting involved from the earliest stages. The result: this project proves that with a clear vision and effective collaboration, it's possible to rethink a site and explore new opportunities.
A perfectly optimized site
One of the major strengths of this project? An ideal southern solar orientation—a true stroke of luck! We designed the buildings and adjusted their layout to avoid any shading between them, ensuring optimal sunlight for the entire development.
